Bulgaria, near Pleven

The property is situated just 18 kilometers away from the town of Pleven, in the attractive village of Bojuritsa. It has an interesting position on five hills, which provides lots of stunning views to watch. The river Vit separates the village in two parts-the Old Village and the New Village. The population of Bojuritsa is 2000 people, most of them ortodoxal christians. There is a church in construction right in the center of the village. All the basic uttilities like post office, a store, pub, cafe etc. are provided.

On one of the natural uplands of the village is located the property shown. The house itself is one-storeyed, brick-built and in good livable condition. It comprises of three rooms and a big corridor at the end of which there is a closet (2.4x1.5 meters) big enough for building an inner bathroom which would bring much more comfort for living. All the rooms and the corridor have wooden floor which is an advantage cosidering the degree of isolation the wood provides.

Yet there is an attic with same floorage as the ground level. This provides a great opportunity of turning it to additional living area (as guest-rooms with their own bathroom for example).

Outside the house is the yard.Spreading over 1300 sq.m. of land it gives a great opportunity of building a big swiming pool which would bring much more charm to the property. For more beauty, flower and fruit gardens could be planted with no problem.

As most of the rural houses in Bulgaria this one also has plenty of farm-buildings. There are one big major farm-building (one-storeyed, brick-built with the size of the main house), then there are a granary, a barn, hen-houses, pigsties, etc. All these could be used by their original purpose or could be easily transformed into anything else (additional living area as guest-houses, BBQ area, kinder playing house, etc.).

A huge advantage of the estate is the presence of a garage and also a big double-sized iron gate, which gives the opportunity of parking more than four cars in the yard.

Water, electricity and Cable TV are connected to mains, Internet could easily be provided. There are water fountains inside the house and outside at the yard. The house is in good livable condition but naturally would need some renovations for more comfort.

The Municipality

Dolna Mitropolia Municipality is situated in Central Northern Bulgaria in Pleven District. It consists of 2 towns and 14 villages. The regional center of Dolna Mitropolia municipality is town of Dolna Mitropolia. The Municipality encompasses parts of the valleys of the Danube, Iskar and Vit Rivers and the hilly heights between them. It borders the following municipalities: Pleven and Goulyantsi to the east, Knezha and Oryahovo to the west, Pleven and Dolni Dabnik to the south. It borders the Danube to the north.

The relief is flat; the average altitude above sea level is 50-75 meters. The soils are varied and are a primary natural resource of the Municipality. The hydro-geology network on the territory of the Municipality includes the rivers Iskar, Vit, Gostilska and Valchovets Dam Lake, as well as other smaller micro-dam lakes and water reservoirs. Their water is used for irrigation, fishing and quarrying of aggregates.

Vit River

In the Souhia Geran locality, and to the southeast of Bozhouritsa village parts of a Roman road have been found; the road is assumed to have been the connection from Escus to Philipopolis and to the Carpathians towards the White Sea passing though Ad Tupea (today`s Riben) and Storgozia (today`s Pleven)

The District

Pleven Region encompasses the central part of the Danube Plain and a section of the fore-Balkan Mountains. It is bounded by the regions of Vratza, Lovech and Veliko Tarnovo and north by the Danube River.

Pleven Region is a well-developed agricultural region. There are deposits of natural oil and gas near the town of Dolni Dubnik and the village of Gigen. The most important water resources in the region are the Danube River and its tributaries, the Iskar, the Vit and the Osam rivers. The region provides excellent conditions for ecotourism and balneology.

There are more than 450 archaeological and cultural sites, approximately 215 memorials of the Russian-Turkish Liberation War of 1877-1878. Life in the region can be traced for several millennia back into the past: remains from the Palaeolithic Age near the village of Muselievo; remains from the Chalcolythic Age near the villages of Telish and Todorovo, in the forest preserve Kailaka; etc.

The largest Thracian treasure dated back to the 16-12th centuries BC was discovered in 1925, in the vicinity of the village of Vulchitrun. It consists of 13 vessels of solid gold and weights a total of 12.45 kg.

A copy of the artefacts can be seen in the History Museum in Pleven, the original artefacts are kept at the National Archaeological Museum in Sofia.

The Romans constructed roads, roadside transit stations and fortresses throughout the region; the ruins of the ancient Roman fortress of Ulpia Escus can be visited near Gigen. Tsar Shishman’s Fortress in Nikopol reminds of no less turbulent period of the Middle Age.
