Bulgaria, near Pleven

The village of Brashlianitsa is located in the middle of Central North Bulgaria, just 25 kilometers away from the town of Pleven and 30 kilometers from the Danube River. The area has an interesting broken terrain, which provides beautiful view to the surrondings. Several natural lakes around the village are giving great fishing opportunities. The village has all the basic utilities like post office, shops, pubs, cafes etc.

The property shown is easily accessible via the main asphalt road of the village, which is in excellent condition through all seasons. The estate is right in the center of the village and just across the street there are two grocery shops which gives an unique advantage for living in this particular property.

The house itself is solid, brick-built and two-storeyed. The architectural plan for the building was suggesting a third floor which actually was never built, but still there are are excellent opportunities for building it. The first floor consist of two rooms, a big corridor and a cellar. A great idea of what the cellar could easily become is an authentic tavern or a winery for more charm of this first floor. Solid inner rock stair are leading to the second floor which comprises of two big rooms, a corridor and one more huge room. Back in the days this huge room had been the village's post-office and also the village's library. Now it provides a great opportunity of using it as a shop, a store , or a big living room for example. Besides the lenght and the width of that room, its height is about one meter above the other rooms of the house. A big advantage of the second floor is that it has two different ways to enter it. One from the first floor and the other is through a different entrance for the second floor.

Besides the suggested third floor there is an attic with the same floorage as the the other two levels of the house. Both floors are offering plenty of space for building-in inner bathrooms, which would bring much more comfort for living.

Outside the house is the yard. Spreading over 1000 sq.m. of land absolutely flat and rectangular it is a great place for building-in a swiming pool, which would bring much more charm to the property. There is also a draw-well which could easily be used fot filling-up a swiming pool, watering the existing flowers, fruit and vegetable gardens, or it could be an alternative water supply.

Yet there is an additional building which is the so called „summer kitchen“. As the name says it comprises of a kitchen and a bedroom. This could be perfectly used during the warm part of the year or it could be converted into a guest house.

As most of the bulgarian rural houses this one also has lots of farm-buildings. There are granaries, barns, a huge solid brick-built hayloft and others. All this could be used by their original purpose or could easily be transformed into something else (additional living area as guest-houses, BBQ area, kinder playing area, worksops or anything else).

The property is facing South wich is also a good advantage. And right next to the North end of the property is the village's streamlet.

Water and electricity are connected to mains, Cable TV and Internet could easily be provided. There are water fountains inside the house and the Summer Kitchen and outside in the yard. People say that in this part of the village the water had never run out.

The property is in good living condition but would naturally need some renovations as it has been uninhabited for the last few years.
