The city of Wroclaw is the capital of the Lower Silesia region and is the fourth biggest city of Poland with 635,200 inhabitants. In Wroclaw important routes of communication are crossed: from the east to the west and from north to the south. The main highway of the region is the A-4 freeway that begins in Dresden, passes Berlin, Wroclaw, Opole and Katowice and continues towards the east. Wroclaw has a very favourable economic situation in comparison with the rest of the country. The index of the GDP per capita in Wroclaw is 1.5 times the national average.

At the end of 2006 the average price of house of new construction in Wroclaw registered an increase of 25% throughout the year.

Rental market:

Properties with highest demand are those of one and two rooms and with an average surface of 50 sq. metres. The amount of larger apartments is not big as it is a product not to attractive for potential tenants.

The most demanded location is Krzyki district where there is an excess of demand over supply due to the low stock of available apartments.

The main groups targeted for the rental market in Wroclaw are:
• Companies that look for properties for their employees,
• Employees of companies located in Wroclaw,
• Students of the local universities,
• Young People who want to live within walking distance of the city centre who cannot afford to buy their own home.

Forecasted development of the Real Estate market in Wroclaw:

The economic potential of the city as well as the demographic tendencies support the increasing demand forecasted for the Wroclaw residential market. Moreover, the capacity of the city to attract new investments will be boosted by the future hosting of the EXPO 2012 and the European Championships in 2012 strengthening the increase in demand for upper end apartments.
The amount of investment flowing into the local market will bring an increase in the activity of developers to increase the number of houses delivered in the next years up to a level of 2,500 - 3,000 units per year. This supply, given the existing demand, will be insufficient, another reason why it seems inevitable that prices will continue to rise.

Consequently, we expect the average price of a square meter of dwelling in Wroclaw to increase by a 15%-20% for the following 2 years. A positive pattern is forecast to be maintained at least until 2012.
