Rental
The national average occupancy for resorts is in Thailand is 72% (source: Knight Frank Report 2005). Occupancy on Samui is over 80% annually. Christian New Year, Christmas, Easter and Chinese New Year see an occupancy rate of over 90% on Samui, which has now overtaken Phuket as Thailand’s most popular holiday destination. We expect rental yields to be around 8% when operations begin, rising to 9 or 10% after the first two to three years of operations. A full hotel management and booking service will operate through the Himmapan Beach Gardens Resort. This will be real time and linked into all the major travel and tour operator management systems. The resort will be marketed worldwide at all major travel shows.
Maintenance
A sinking fund of THB100,000 will be obtained from each property, this is a one time payment only. The initial maintenance charge of THB5,000 per month will be levied from the date of completion. It includes the labour, maintenance and general upkeep of your pool and terrace and also the maintenance, lighting and security of all common areas.
Furniture Pack
A bespoke furniture package will be available for all those wishing to participate in the rental scheme and is priced at THB900,000 plus a THB350,000 dressing pack.
