Above and behind the property is protected 'natural reserve' land where goats graze in springtime and the position of the building allows for perfect privacy.

Accommodation:
On a terraced hillside plot of some 1600 m2, there are two houses - the newly built 3-bedroom traditional stone property and a small 1-bedroom cottage which has stood on the land for many years and which has been completely restored.

The main house is approached by a flight of steps and the front door (located to the rear of the property) opens into a living room with tiled floors, doors out onto a large terrace with inbuilt seating for at least 15 people, a pergola, tiled floor and breathtaking views. The living area is upstairs in the property and there are marble stairs which go down to the bedrooms and shower rooms on the lower floor. The living and dining area amounts to approximately 23' x 15', there are ample electric, TV and telephone points, double glazed windows with shutters and a cast iron wood-burning stove for cooler months. There is also oil fired central heating to the property which is controlled by separate switches to the upper and lower floors. The kitchen is situated within the eastern corner of the living area and is well fitted with hand-built cupboards, stainless steel sink and inbuilt Miele oven and ceramic hob - all set into marble worktops.

The stairs to the lower floor pass a cloakroom comprising low level wc, handbasin and plumbing for washing machine. On the lower floor, the vestibule has a marble floor and there are three double bedrooms each with an en-suite shower room, fitted cupboards, air conditioning units, radiators, tv and phone points, double glazed window and doors to a private terrace for each bedroom. The main bedroom has access directly out onto a terrace and steps to the swimming pool, outside hot and cold shower and access doors to the main garden and walkway to the house.

The pool is lit but does not require heating - July water temperatures often exceeding 28C. Water for the showers in the house and beside the pool is heated by solar panels positioned on the mountainside close to the property.

The small cottage, normally referred to as "The Donkey House" is at the foot of the property, with its own access steps leading into a small hallway with shower room off. To the left of the hallway is a cool and lofty kitchen/living area, with the traditional Mani wooden ceilings which - together with small traditional low windows - give it an appearance of a church inside. The kitchen area is fitted with cupboards, a double sink, plumbing/electrics for kitchen appliances. There is a double bedroom to the right of the hallway and this compact village house would be ideal as a base for friends to stay or to rent out in the summer.

Outside:
The property is approached from one of the many lanes in this pretty village and the access is via gates which can be opened from within the main house. Inside the gates, there is parking for a number of cars and external lighting to all the steps, terraces and walkways. The garden has been terraced for ease of maintenance and there are numerous fruit and olive trees, flowering shrubs and places for pots and plants. There is a store for the central heating oil, one for the boiler and for garden tools and a separate area for the pool equipment, with a further large store below the small cottage. There are large water storage tanks in the garden and numerous taps for watering the shrubs.
