100 % FREEHOLD!
Property situated in a picturesque village near the town of Iskar, Pleven District. The village has a regular post service, health service, operating school, several shops, pubs, cafes, etc. There are regular buses to the surronding towns and villages, and also a train-station 6 km away in the neighbouring village of Gorni Dabnik.
The property shown is located on walking distance from the village's center. It is a solid, brick-built, two-storeyed house in overall very good condition.
The first floor offers a kitchen, big corridor and a cellar. The cellar could be used by its original purpose- as a storage or could easily be converted into anything else (additional living area, a nice authentic tavern or a winery for example).
Outer cement stairs are leading to the second floor which offers two bedrooms plus another big corridor. Both floors provide opportunity of adding inner bathrooms as the corridors are big enough for this purpose.
Yet there is an attic having the same floorage as the other two floors. This provides great opportunity of turning it into additional living area with its own bathroom for example.
Attached to the main house is the so called „summer kitchen“. As the name says it offers an outer kitchen for more comfort during the hot summer days.
Outside the house is the yard. Spreading over 1550 sq.m of land it provides numerous opportunities. For example additional living area could be built, or it could be used for beautiful garden, or for growing fruits and vegetables. Another good idea of what the yard could propose is adding a swiming-pool. This would bring much more charm to the property. As the yard is big enough and absolutely flat, this would be no problem.
Another big advantage of the property is the big double-sized iron gate, which gives the chance of parking several cars into the yard.
Most of the Bulgarian rural houses offer plenty of farm-buldings. This one does not make an exception. There are a granary, a barn, hen-houses and a big solid, two-storeyed, brick-built hay-loft. All this could be used by its original purpose or could be easily converted into anything else (additional living area, kinder playing area, BBQ area, workshops, etc.).
The property is easily accessible through all seasons via an asphalt road in good condition.
Water and electriciy are connected to mains, Internet and Cable TV could easily be provided. There are water fountains inside the house and outside in the yard.

The Iskar municipality is located in North-Central Bulgaria in western part of Pleven District. It is situated in the southern part of the Danube Plain on both sides of the Iskar River course. Its territory is crossed by the second-class road connecting the ferryboats of Vidin and Oryahovo to Central and Southern Bulgaria; this road crosses also the first-class road Sofia - Ruse. Road transport is the main type of transport. The Municipality consists of municipal center town of Iskar and 3 villages - Dolni Lukovit, Pisarovo and Staroseltsi. Remains of the Kaleto old Roman settlement are found at 1.5 km to the north of the town of Iskar, where also late-Roman Empire coins of 4 - 5 c. have been found, as well as household utensils and adornments. The fact that this Roman settlement used to have connection to the Roman city of Ulpia-Escus is evidenced by the Roman road leading to it. There are natural conditions in the municipality, which are conducive to diversification of the tourist services and improvement of their quality. Favorable conditions for hunting and fishing tourism are in municipality Iskur
The District
Pleven Region encompasses the central part of the Danube Plain and a section of the fore-Balkan Mountains. It is bounded by the regions of Vratza, Lovech and Veliko Tarnovo and north by the Danube River.
Pleven Region is a well-developed agricultural region. There are deposits of natural oil and gas near the town of Dolni Dubnik and the village of Gigen. The most important water resources in the region are the Danube River and its tributaries, the Iskar, the Vit and the Osam rivers. The region provides excellent conditions for ecotourism and balneology.
There are more than 450 archaeological and cultural sites, approximately 215 memorials of the Russian-Turkish Liberation War of 1877-1878. Life in the region can be traced for several millennia back into the past: remains from the Palaeolithic Age near the village of Muselievo; remains from the Chalcolythic Age near the villages of Telish and Todorovo, in the forest preserve Kailaka; etc.
The largest Thracian treasure dated back to the 16-12th centuries BC was discovered in 1925, in the vicinity of the village of Vulchitrun. It consists of 13 vessels of solid gold and weights a total of 12.45 kg.
A copy of the artefacts can be seen in the History Museum in Pleven, the original artefacts are kept at the National Archaeological Museum in Sofia.
The Romans constructed roads, roadside transit stations and fortresses throughout the region; the ruins of the ancient Roman fortress of Ulpia Escus can be visited near Gigen. Tsar Shishman’s Fortress in Nikopol reminds of no less turbulent period of the Middle Age.
