Typical agriturismo with riding school plunged into the green hills around Ponte Pattoli, at about 20 km from Perugia; the isolated and unspoilt landscape is very relaxing and peaceful, far away from any noise or any visual nuisance, even though the setting is not particularly panoramic.
The access to the property is granted by a gravel road in very good condition; the motorway E45 is just 4 km away. The agriturismo is composed by several buildings scattered within the land of property, that measures roughly 14 Hectares: the main house is a stone building with a surface of about 330 sqm, on 2 levels, restored with care using only traditional materials. On the ground floor there’s a large living room with fireplace, a kitchen, 2 double bedrooms with en-suite bathrooms, an additional bathroom and a storage room. Outside the kitchen there’s a huge portico equipped for eating al fresco with tables and chairs. The first floor is composed by 4 large bedrooms with en-suite bathrooms and a living room.
The main house is joined on one side, through an overhead shade roof closed on the two sides by sliding glass doors and provided with tables and chairs, to the owner’s apartment. This smaller apartment ( approximately 80 sqm) is composed by a living room with open kitchen, bathroom and one bedroom on the mezzanine.

At short distance from the country-house, on the side opposite to the owner’s apartment, there’s another restored outbuilding rented out on a weekly basis, composed by living room, kitchen, 2 bedrooms and a bathroom.

Underneath the level of the main country-house there’s the riding school, with the club house and dressing-rooms (about 70 sqm) , the covered riding ground and the stables with 24 masonry horse boxes (about 500 sqm).
