The front door opens into a small entrance hall, off which there is, in the usual French country style, an open-plan living room with kitchen area, in all of about 25m2, with a wood floor and fireplace, and a room of about 11m2 currently used as a study. With some imagination this could be turned into an excellent separate kitchen. The smallest bedroom (about 13m2) is also on the ground floor. The standard of decoration is plain but entirely adequate, allowing new owners plenty of opportunity to impose their own taste. Upstairs there is an attractive main bedroom of about 25m2, with wood floor and exposed beams, and an en suite shower room and WC, plus another bedroom of 17m2 with wooden floor and built-in cupboard, a bathroom and a separate WC.
To the front of the house is a courtyard garden, just right for outdoor living, and to the side is a laundry/utility room of about 13m2. Opposite the house is a large and useful barn of about 136m2 which could be converted to provide extra accommodation or used as a games area, work place or for storage. There is also a cellar, perfect for wine storage. A large, separate fenced garden of about 634m2 completes the picture.
Cussac, the nearby small town, provides local shops and services for everyday needs. It lies very near the border of the Haute-Vienne and Dordogne departments, where the green hills of the Perigord/Limousin National Park support a network of small villages and country towns. This part of rural France is attractive, unspoiled and fairly quiet but now has good transport links to the rest of France and the UK. The city of Limoges, the capital of the department, is only about 40 km away by car. A flourishing city on the banks of the river Vienne with a fine cathedral, it is linked by the A20 autoroute to Paris and has direct flight connections from seven UK airports.
