This is a unique opportunity to own a classic French village Hotel-Restaurant. At last, you can realise your secret dream of being Rene Artois from 'Allo Allo'. The hotel has 27 guest rooms, 20 bathrooms, two restaurants, a bar, a separate 10-room motel, a private apartment for the owner... and it positively oozes je ne sais quoi.
The Hotel was built in stone in the 19th century, and has a living space of 650m2. It enjoys views over the village and the very beautiful surrounding country.
Ground floor: Hotel Restaurant
There are two restaurants (90m2 & 45m2), a lounge (23m2, with fireplace), kitchen (26m2), scullery (25m2), staff room (20m2), bar (31m2), toilets, and the classic hotel-front terrace.
First Floor
Besides the 8 guest bedrooms, there is the owner's apartment (30m2), with living room, bathroom and two communicating bedrooms - for days when you're communicating.
Second Floor
A further 9 guest bedrooms, with various levels of accommodation.
Third Floor
Two staff bedrooms, storage room, loft space.
Motel
This is opposite the hotel and has 10 guest rooms with en suite bathrooms.
The hotel has a massive 60m2 cellar and is centrally heated by two oil-fired boilers. The grounds (lawn and car park) are about two thirds of an acre (2558m2). The wiring is due for review, but otherwise the business is ready to roll.
Nearby Eymoutiers is a delightful town, not least for hosting the annual national Building-Things-Out-Of-Hay-Bales competition. And how many towns can say that? The city of Limoges, meanwhile, was the birthplace of Pierre-Auguste Renoir, the fastest of the impressionists, who always managed to paint ladies just as they were getting out of the bath.
Limoges airport is just 45 minutes away, and is served by Ryanair.
