Here's a 2/3 bedroomed pied-a-terre just waiting for the right owner to come along. It's for sale at an absolute bargain price and could be most attractive, given some imaginative treatment. Very conveniently placed in a small town, it is just a few minutes' stroll from shops and restaurants..Here's a 2/3 bedroomed pied-a-terre in the Charente departement just waiting for the right owner to come along. It's for sale at an absolute bargain price and could be most attractive, given some imaginative treatment. Very conveniently placed in a typical small town, it is also within easy reach of the lovely countryside around.
The accommodation includes a good-sized (about 30m2) kitchen/dining room which has a tiled floor and a fireplace where a wood-burner would be perfect. Good quality fittings for the kitchen area and the installation of a new bathroom would make an enormous difference to the feel of the house. All three bedrooms have fireplaces and wooden floors and, in the hands of a new owner with even a modicum of flair for interior design, could readily be transformed into lovely rooms. The first, of about 17m2, leads to a second (10m2), which would be ideal for a nursery, dressing room or study, and the third, separate one is a little larger at 15m2.
The house has plenty of ancillary space ? there is an attached garage (22m2), plus a useful store room, also 22m2, and a covered area overlooking the garden. The garden itself extends to 662m2, really a very reasonable size for a small, town property like this.
The house is in the centre of a small Charentais town with all the local shops and services for day-to-day needs within walking distance. The green woods of the vast Forest of Braconne are just to the north, and Angoulême is about 20km away. On a bluff above the river Charente, it's a smallish attractive cathedral city and the capital of the departement. Known for centuries as the centre of the paper-making industry in France, the city is encircled by boulevards above the ancient walls and every September hosts the famous motor race of the Circuit des Remparts when the city is full of classic and vintage cars, including many British-owned ones, driven down for the event. It has a good restaurant quarter too. The historic towns of Cognac and Saintes are beyond that to the west and the coast at Royan is within a couple of hours' drive.
There is an airport at Angoulême with budget flight connections to Stansted, although this service does not operate in the winter months. Otherwise, the airports at Limoges and Poitiers, with good links to the UK throughout the year, are each about an hour's drive away.
