This charming country house is situated on the edge of the Morvan National Park in a rural hamlet of Saint Honore-les-Bains, a health spa town in a picturesque corner of Southern Burgundy. It is set in 1½ acres of landscaped gardens, with extensive views over the surrounding hills and countryside.

A tiled entrance hall opens into a 33m2 sitting room which has a stone fireplace and wood-burning stove. French windows lead out on to a South-facing terrace with a view of the hills. The fitted kitchen includes both gas and electric cookers, extractor fan and a breakfast bar which overlooks the garden. More formal meals may be taken in the dining room, which has doors leading out to a second terrace at the front of the house. There is a ground floor bedroom and a family bathroom with bath and shower, and a separate WC.

On the first floor there are three double bedrooms, one of which is presently used as a study. All the rooms have fitted wardrobes, including a walk-in dressing room in the master bedroom. There is also a tiled shower room and WC.

Beneath the house is a large cellar which has a tiled utility room housing the electronically controlled central heating and hot water unit. There is a 25m2 workshop with sliding doors to the driveway and a secondary emergency hot water system. A shelved storeroom and an oil storage room for the central heating, and a small cloakroom are also situated at this level.

The beautiful grounds include an orchard and flowering cherry trees and these are an important feature of the property. The town of St Honore-les-Bains has all the usual facilities, including a swimming pool, tennis courts, post office, bakery, supermarket and restaurants. As well as the health spa and local watersports, visitors to the area have a wealth of chateaux, churches, vineyards and picturesque villages to choose from. For those in search of night-life, St Honore also has a casino and a concert hall.

The nearest airport is Lyon, with flights from Heathrow, Birmingham, Manchester and Stansted, or the TGV station at Le Creusot which is only 45 minutes away, with a high speed service to Paris.
