In the Poitou-Charentes region, on the edge of a picturesque village stands this beautifully restored late 19th Century manor house, surrounded by rolling hills, ancient trees and rich farmland, as well as its own walled grounds of 8000m2 (approximately 2 acres).
The location of this property is fabulous, offering an idyllic rural life, yet it's within walking distance of the village shop, post office, primary school and restaurant. It is just 10 minutes' drive from the Paris/Bordeaux A10 autoroute, 2½ hours from Paris by TGV, and less than an hour from the airports at Poitiers and La Rochelle. Golf, horse riding and fishing are all within 10 minutes' drive and the seaside is just an hour away. It's an area very popular with holidaymakers for obvious reasons.
This beautiful house has been well renovated to a high standard. It has been used by the present British owners for up-market B & B but they have also very successfully let the house in its entirety in the summer months. The gite provides high quality additional letting or owner's accommodation. Oil-fired central heating is installed (new boiler in 2006); the roof was renewed within the last 12 years; the electrical wiring has almost entirely been renewed; soundproofing and insulation between the floors has been carried out; there is a large (15,000 litre), modern septic tank and any maintenance of this and also the magnificent tree-lined drive leading up to the property, is shared with the neighbouring property.
Main House ? Ground Floor The entrance hall (27m2) is fabulous and has doors to the front and rear of the house. There is a stairway to the cellar, which runs the full length of the house. One side leads to the main living room (45m2) with two original marble fireplaces, painted beams and the magnificent, original oak floor. To the other side is a salon or dining room (30m2) with marble fireplace and wooden floors, which in turn leads through to the kitchen/breakfast room. (This side of the hall also has access to a back hallway with WC, store cupboards, back stairs to the first floor and back access to the kitchen.) Gite This is a really charming self-contained unit, brimming over with character, attached to the house but with separate entrance door and private outside space. The gite is ideal for letting or to provide owner's accommodation if the main house is being let. The very spacious open plan sitting/dining area (45m2) has exposed stone walls, a large Charentaise fireplace with log burner and a cloakroom under the fine, oak staircase. The fully fitted kitchen (9m2) has a gas/electric cooker, fridge and dishwasher. Off a small landing upstairs, there are 2 bedrooms (each 16m2) with exposed stone walls, beams and wooden floors and en suite shower rooms.
Grounds The grounds are a real feature of the property. They cover 8000m2 (about 2 acres) and are walled. Planting at the front is formal. There is an orchard/vegetable garden with approximately 60 fruit trees, from the more common varieties to the exotic (kiwi) and there are also some vines. The remaining garden has some fine, mature specimen trees. There are some useful, small outbuildings and a splendid 12m x 6m pool, complete with roman steps at one end.
