The property is situated right in the centre of Bellac, a small but busy market town. There is ample, free parking right in front of the property. Across the road is Bellac's 16th century town hall and just a few yards away is the town's very modern theatre. There are plenty of nearby shops, boulangeries, restaurants, five banks and a post office a few paces away. Bellac has its own retail park (just 15 minutes walk away) complete with four supermarkets, service-stations, car repair shop etc. The airport at Limoges, with daily flights to a number of UK destinations, is only 35 minutes by car.
The house is about 400 years old and is full of character. It has recently been very well-decorated. Original features have been left intact. Most of the flooring consists of the original oak floor boards, most of which are in excellent condition. On four floors, each floor is accessed by the grand, solid oak staircase. A large window in the roof provides natural light for the stairwell.
Ground floor:
Through the front (double) doors are to be found a private office with telephone line and fast ADSL Internet access. Behind this is the large stock room and boiler room combined and separate WC. Central heating is provided by town gas. To the other side of the central corridor is a large concreted, 3-car garage (approx 64m2). Beneath this is a vaulted cellar. The cellar roof has been recently reinforced with an RSJ and sturdy metal supports. A utility room, fitted with freezer, double sink, washing machine and tumble drier is at the rear of the ground floor.
First floor:
There is a very large dining room, currently arranged to accommodate 14 diners, and a small sitting room off. There is Internet access for clients in this room which is also fitted with a large-screen television which receives British satellite TV channels. The kitchen is fully fitted and has a modern ?spray-type' tap. There are plenty of fitted wall units for storage. The old range has been retained and there is also a modern 6-burner Ariston gas cooker. Off the kitchen is a modern bathroom fitted with bath and washbasin and a separate WC. There is also a sitting room on this floor with fireplace. There is also a cloakroom as well as a DVD room. The owner's bedroom, which is very large and has an en suite shower room, fitted with a modern, rounded shower cubicle, is also on this floor.
Second floor:
On the second floor, there are four bedrooms (which are registered with Gites de France). The first is a very large family room with an en suite shower room, enough space for two double beds, fitted wardrobes and other furniture. It has its own working original fireplace. The second is again very large and with an en suite shower room. There are original oak fitted wardrobes and cupboards in the shower room. The fireplace dates from the beginning of the 17th Century. The third is also very large and currently contains a double and a single bed. It has is an en suite shower room. The fourth is wood-paneled and has an en suite bathroom. There are TV points to each of these four bedrooms. Three of the four bedrooms have their own central heating radiators fitted.
Third floor:
At the top of the house is a small, private gymnasium with solarium. There is also an (unfinished) sauna. A 32-amp electrical socket is ready for a sauna heater. The gym has a paneled ceiling/roof and is heavily insulated. Off the gym is a large, useful box room. There is a separate studio which is used as a sixth bedroom and this has its own split-level library. There is also a small kitchenette. The ceiling/roof is heavily insulated. A very large (unfinished) apartment is also on the third floor. Once finished it will provide a further two bedrooms, lounge, mezzanine floor, shower room and separate WC. This apartment would provide the possibility of further income if let.
There are seven large Velux windows fitted to the roof which was renewed in 2002 and is under guarantee until 2012. The property is connected to mains gas, electricity, water and drainage.
The garden measures approximately 200m2 and is very private with tall boundary walls. The garden is South-facing and thus very sunny. There are two small outhouses.
The price includes all of the fixtures and fittings relevant to the B & B business as well as the benefit of existing bookings. The full potential of this business has yet to be developed and there is considerable scope for increasing the existing quite healthy income.
