VILLA LI PADDIMI

This villa 500 meters from the sea with views across the wonderful Gulf of Asinara to one side, and towards the mountains on the other. Set in 5,850 square meters of land with a large orchard of 80 or so fruit trees, including oranges, lemons, peaches, apricots, apples, pears, figs, and olives amongst others. There is also a small vineyard of around 50 vines, a number of mature trees, ample parking in the grounds and a small outhouse for gardening equipment.

The villa itself is a typical country or weekend house of a Sardinian family, who live in the main Northern Sardinian city of Sassari, built on 2 floors, and consisting of a large living room area on the top floor of around 40 m.sq. with a bathroom and kitchen area and a large open fire. Outside on this level there is a covered veranda at the front, a little larger than the living room, another covered veranda at one side around 20 m.sq. with a barbeque area, and a pretty garden area with bougainvilleas, and other plants on the other side. Downstairs there are 2 separate rooms about 20 m.sq. each, one of which has recently been used for making wine. Outside at this level is a large sun lounge terrace, leading to the orchard. Whilst the property is sound, supplied with electricity, water from it's own well and is connected to the sewer system, it is in need of modernization. On the top floor there is need for a modern kitchen and the lower floor needs decorating as 2 bedrooms, with the possible addition of a small extra bathroom. Commonly the Italians close their verandas and use them as additional rooms, so potentially there is this extra space.

The country road leading to the house is found, turning off the main coast road of the `Costa Paradiso'. Situated in the beautiful North of Sardinia, within easy driving distance of the many and varied bays and white sand beaches of the crystal clear seas of both `Costa Paradiso' and `Costa Smeralda'. Local amenities include the village of Lu Bagnu, with several good restaurants, shops and bars, as well as a beach, and with the picturesque seaside town of Castelsardo nearby, offering all the facilities of a major town, a beach, and some excellent fish restaurants, good local wine, wonderful cheeses and various salami, as well as fruit and vegetables in season, and wild mushrooms, porcini, asparagus, spinach and various herbs to collect, in the countryside. Restaurants with traditional local dishes, such as the delicious Sardinian suckling pig, wild boar and hare and wonderful handmade `dolci', there are many local festivals, to which all are invited, the Sardinians are known for their warm hospitality.

The villa is also close to the Marina of Castelsardo, where one can hire boats or go on boat trips to various parts of the Island, or even buy fresh fish. Above all in Sardinia you will find tranquillity with its miles of unspoilt coastline and countryside, it remains one of the few beautiful "undiscovered" holiday islands left in Europe and only 2 hours from Stanstead, where www.ryanair.com flies to Alghero, or Gatwick where www.easyjet.com flies to Olbia. There are also new flights adding all the time from various parts of the U.K. About 40 minutes from Alghero airport, and a little further from Olbia airport.
