This impressive fattoria, now run as a small country house hotel, is within walking distance of the historic city of Montepulciano and commands spectacular views of the city and of the surrounding countryside.
Just to the east of the city walls of Montepulciano, Villa Martiena enjoys far reaching views across the famous wine producing region of Montepulciano yet is located in a quiet and peaceful hillside. The property has uninterrupted east facing views of the valleys of Valdichiana and lake Trasimeno and south facing views of the Valardegna, framed by the mountain vistas of Totona and Cappuccini.

The Property (900 sqm) Set in 1 ha of land Villa Martiena faces to the south and looks down on the famous wine region of vino nobile di Montepulciano. The property, built at the end of the 17th century, was originally a fattoria, a large agricultural holding, and a frantoio which made and stored olive oil. The property has three reception rooms, a fully equipped commercial kitchen and 14 bedrooms each with ensuite facilites.
The front door leads into the reception, which has a vaulted brick ceiling, terracotta floors and a fireplace. From here one enters the dining room, also with a fireplace. This room in turn leads to the kitchen, which has large south and east facing windows.

Brick arches line the corridors along the centre of each floor and each bedroom enjoys views either of Montepulciano or across the valley. On the second floor there are a further seven bedrooms as well as one bedroom with a small columbaia (Dovecot) rising from the bedroom up a narrow staircase. The Columbaia enjoys excellent views of Montepulciano through arched windows.

Separate Barn (140smq) This unconverted building is next to the villa and on two floors. It has a new, wooden beamed ceiling and is used as a series of store rooms and a garage. This building has large arched entrances and would make an ideal guesthouse or housekeepers cottage when converted.
Garden and land The land comprises of 1 Ha (2.4 acres) which includes a lawn with an automated watering system using water from a private well, and which is stored in a cistern of 35cm, owned by the property.
The very good-sized swimming pool (6m by 12m) is below the property on a south-facing terrace which has a covered loggia and offers plenty of space for entertaining or sun bathing. There are also 80 olive trees in the land around and below the swimming pool.
