The Halcyon Hills location sits snugly along the south eastern corner of the island, sheltered from the dry heat and more robust waters of the north of the island. The site itself is gently sloping, allowing for each property to enjoy superb sea views. The natural curve of the small bay makes it ideal for the exclusive marina which is planned for the site.

Within walking distance to the east is the delightful little hamlet of Klima, where one can visit the local tavernas and facilities or snorkel in the bay.

Halcyon Hills - Fractional Investment Opportunity

Halcyon Hills is offering a fractional ownership opportunity, a new form of investment which is proving increasingly popular with people looking to buy property overseas. This innovative ownership formula provides complete investment, legal and tax benefits of property ownership which are passed through to you, or your heirs, and may be sold at any time. Unlike timeshare, where you only own the usage time, with fractional ownership you co-own the title deeds.

When you sell your fraction, you will make profit on any capital growth that has occurred, and this can be closely monitored by the other property values within the resort.

The fractions are off-plan, and therefore on offer considerably below current market value. There is also a guaranteed fixed 5% annual return on your deposit while the property is being constructed.

The fractional opportunity also offers the reassurance of less initial outlay for a property which you will probably only use for a maximum of one month per year, if at all. For investors looking to spread their funds into as many different properties and markets as possible, this is the perfect option.

Immediate 5% Guaranteed Return

As soon as the 40% deposit is paid, the developers will pay interest of 5% per annum for up to 3 years or completion (whichever is the sooner). As soon as your deposit is paid, you will receive 3 months worth of instalments up front and then monthly thereafter. These instalments do not have to be repaid on completion, or ever for that matter!

If you are borrowing for the 40% deposit on an interest only basis, the 5% return paid to you should cover the interest payments and therefore your loan should not affect your cash flow whilst the property is being built.

On completion, you will only have to pay the remaining 60% balance which is offered on a non status developer finance option. To cover the repayments of this in the first two years the developer would pay a 7% rental guarantee (based on the total purchase price) for giving up 2 weeks of your 4 weeks usage.

Two years after completion, if you give your 4 weeks usage back to the hotel you will receive an equal share on the room rate. Current projections suggest this figure is likely to be £3,717 gross income per year based on an average rate of £354 per night on a 75% occupancy rate. This will more than cover your mortgage payments on the outstanding balance of £16,800 and put you in a positive cash flow situation!
