The “Orfei Complex” is a five star complex, situated in the very heart of Pamporovo. It is now constructing on the place of the old hotel “Orfei” – one of the first hotels built in Pamporovo, known from 1965 year from many tourists and tour operators like Balkan Holidays, Crystal Holidays, Thompson, TUI, etc., one of the symbols of Pamporovo resort.
The complex is located in the center of Pamporovo only 100 meters from the main ski center of the resort. The Orfei complex has an underground garage, parking lots, restaurant, tavern, night club, SPA center with an indoor swimming pool, lobby bar, shopping center, two conference halls, 62 hotel rooms and 94 studios, 90 one bedroom apartments, 6 two bedroom apartments, 3 president apartments, 4 maisonettes with 1 bedroom and 2 maisonettes with 2 bedrooms.
There are plenty of buses to transport visitors between the slopes and the hotels, and there are regular services to all the main towns in the region. There is also a regular service to Sofia, 250km away, (by road 3 - 4hrs.), and to Bulgaria’s 2nd largest city, Plovdiv, a distance of 85km. The nearest airport is at Plovdiv and at present caters mainly for package holidays, but there are plans hopes to open it up to the general flight market soon. Flight times to the UK are approximately 3 and a half hrs.
There is a variety of restaurants and the traditional Rhodope cuisine includes Lamb Kebab (cheverme), Stuffed Vine Leaves (sarmi), white Bean Stew (smolenski bob), and a local variation of the traditional Bulgarian cheese banitsa. All of it is worth a try! It is worth noting that the cost of food and drink at cafes on the slopes can be as much as 4 times as expensive as in the hotels, although it is still cheaper than the UK equivalent.
Apart from skiing, other winter activities include snowboarding, tobogganing, husky dog-sleds, and an amazing ski show. Pamporovo is becoming popular in summer too when guided walking and cycling tours are on offer, mountain bikes can be hired, and tennis courts, horse riding and hiking are all available. The central area around Orfei complex remains open all year, and some chairlifts continue to operate to take visitors to the top of the Snezhanka peak. Here the TV Tower presides over the whole resort, with a cafe and observation gallery giving views not only over the Central Rhodopes and the Thracian Plain, but also, on a clear day, to parts of the Rila and Pirin mountain ranges, and even to Greece. 20 minutes walk from here will bring you to the Orpheus Rocks (Orfeevi skali) – supposedly this mythical singers’ birthplace – where the view overlooking the Smolyan Valley with its surrounding mountains isspectacular.

Payment plan:
1. 2000 Euro deposit /nonrefundable, deducted from the first payment/
2. 30% - Two weeks after signing the preliminary contract

3. 70% - When the development is finished

The apartment owners will be offered the services of security, maintenance and cleaning staff throughout the year.
Upon transfer of possession of the Studio/Apartment, the customer will enter into a separate agreement for follow-up servicing of the facility, with the seller or with a person appointed by the seller including:

• ensuring
• 24 hour security
• Technician for general maintenance of the building
• Elevator maintenance
• Garden keeper
• Cleaner
• Consumptions (electricity, water expenses, etc.), related to the common parts of the building for payment of a service fee. The service fee is 10 € per square meter per year.

The company undertakes to assist in finding tenants for the Studio/Apartment if a request to that is made by the buyer.
When the Studio/Apartment is vacant, their owners will be able to rent them to the Orfei hotel. As a result, they will receive current income from the operation of their property.
During this period the expenses for the maintenance of the Studio/Apartment will be paid by Orfei hotel.
