Ref:IC398 - The four bedroom villa was built to a very high specification in 1992. It is set in a tiny hamlet only 5 kilometres from the historical mediaeval village of St Antonin Noble Val, just three minutes by car (or a 40 minute walk). Everything one could need is available in the village, two supermarkets a choice of butchers, bakers, doctors, dentists and chemists, and etc. Montauban is 50 kilometres away and Toulouse a further 50 kilometres. There are numerous ways of accessing the area with the choice of two airports, Toulouse and low cost airport Rodez. There are several railway stations nearby and the A2O is only 20 minutes away, which goes directly to Paris. There is a secondary modern school, infant school and nursery in St Antonin. The house was built using original stone, timbers and tiles from the area and gives the impression of having stood there for over a hundred years! The advantage of a new build is that the house benefits from the latest innovations in insulation and is extremely easy to manage, compared with an old restored property. Security is afforded by the shutters at every window, keeping the house cosier in the winter and cooler in the summer, and secure when absent. The sitting/dining room ( 7 x 6.5 m) has lots of character with its stone walls, beamed ceilings and the continuation of the terra cotta tiles, there is ample room for a dining area for up to 12 diners plus a separate lounging/television area. The three glazed French windows that all give access on to the surrounding terrace, flood the room with light and the views from this room are spectacular from any angle. The classic red brick fireplace has been fitted with a “J?tul” wood burner - wood being the ideal fuel, economical, ecological and in plentiful supply locally- certainly a bonus in these days of rising fuel costs, because, although there is an efficient electric central heating system throughout, since the installation the “J?tul”, the heating has been unnecessary, the radiant heat from the stove plus the extremely efficient insulation of the house keeps the house at a very comfortable temperature whatever the weather. All the installed light fittings will remain in place. The open staircase gives access to the three bedrooms and bathroom on the upper floor. This room leads also to the ground floor bedroom, first through a small corridor with cloakroom off with toilet, basin with hot and cold water and additional oak built cabinets. The terra cotta flooring is continued throughout and the small corridor leads us to the ground bedroom This room also has a French window with fantastic uninterrupted views and access to the terrace, on a sidewall is a smaller window with a different aspect, it also has it’s own independent shower room and washbasin. Along with the adjacent cloakroom make this ideal independent visitors accommodation. Galley style kitchen with vaulted oak beamed ceiling has been ergonomically designed for ease of use and maximum storage space; all units are craftsman made from solid oak with luxury built in “Bauknecht” appliances consisting of large refrigerator with freezer compartment. Eye level microwave/convector oven/grill with meat probe, plus a full size electric pyrolise oven, electric/ gas hob, powerful extractor, dishwasher, large “Franke” stainless steel “décor” sink with mixer tap, soap dispenser and waste bin. All the worktops have been refitted recently in a superb rare example of granite including an ample island work surface/bar (2.15m x .65m) with cupboards under, the walls between the base units and the wall cupboards are tiled with matching green hand made provençal tiles. There are numerous power points, where needed, at worktop level, and a telephone point. The feature wall between the kitchen and sitting room are thick solid stone. The glazed door from the kitchen leads on to a stone paved terrace partially covered by the balcony from the main bedroom above. The flooring of terra cotta tiles is ideal for the rustic style of house as well as being very practical and forgiving. The first floor/upper ground floor that can be accessed from the staircase from the living room, can also be entered from the garage, ideal in wintry conditions! The landing and three bedrooms are carpeted throughout and bedrooms 2 & 3 have built in wardrobes. There is a separate toilet and bathroom, the bathroom has bath, bidet and washbasin in white with an attractive blue tiled floor and fully tiled walls in white topped with a discrete decorative band of tiles that pick out the blue of the floor. There is also a view of the Aveyron Gorge from the bathroom window. All the bedrooms have spectacular uninterrupted views. There are electric radiators in each room, including the bathroom. The huge covered garage space can easily accommodate two family cars plus all the large garden machinery. From the kitchen there is access to the utility room which is fitted with additional range of solid oak cupboards and presently also houses a large refrigerator, chest freezer and washing machine, from the cellier/utility there are two further doors, one to the exterior, handy for putting away the provisions straight from the car which can park directly outside. The well thought out cellar that can stock over a 1000 bottles of wine and also has plenty of further space for storing conserves etc. The base of the perimeter of the cellar is solid concrete while the centre is filled with gravel, making it easier to control the temperature and humidity. From the garage there is a stone staircase down to it, where there is a generous walkway of “Lot” stone all around the house, 1m 20cm wide, and from the kitchen and in front of the sitting room this extends to a width of 3 metres partially covered by the balcony from the firsts floor bedroom, giving a choice of outside dining areas depending on the conditions, whether seeking shade or sun. The house is fronted by lawn which continues down to the pool, and remains lush green all year round because of the automatic watering system fed from water recuperated from the roof and stored in underground “cistern”. Discreetly tucked away is a large attractive and practical garden shed (3.5x 2.5 m) on a concrete base, which houses all the materials and tools needed for the garden. The swimming pool is 6 x 12 metres with roman steps and an all weather sliding cover, which not only extends the swimming season, but simplifies the pool maintenance – it stays cleaner, uses less chemical and loses less water through evaporation. In front of the house is a recently added dining terrace of original “Lot” stone cobbles implanted either end are two mulberry trees which provide incredible shade in the height of Summer and are illuminated by spot lights, there is also a power point “en situe” for those balmy summer evenings. The rest of the garden extends to some half hectare (approx.) and has great views down through the Aveyron Gorge. The price includes all light fittings, kitchen equipment etc. The house has all main services – electricity, water, telephone including ADSL fast Internet connection, and the vendor would leave in place the TV satellite dish which is currently orientated to receive Sky broadcasts. For the 2005 year the expenses were as follows: Tax fonciers 580 euro Tax d’Habitation 290 Electricity 930 Water 235 Logs/Wood 550
