A Unique Location In Tuscany The proposed development, Il Borgo Santa Chiara, is situated in the middle of a golf course in southern Tuscany. The land is offered for sale with its assets. The land for sale, with planning permission, is situated in the heart of the Maremma Toscana, in a wonderful position on the hills rising from the Mediterranean in front of the Isle of Elba. Design Projects Two development projects have been prepared targeting different consumers: the first foresees the construction of 14 apartments with an average residential area of 90 square meters; the second is of 8 apartments with an average residential area of 150 square meters.
The first project consists of 2 buildings with respectively 8 and 6 apartments, each of them including private garage or parking place, porches or terraces, private garden, cellar, independent access and a large common swimming pool.
The 4 apartments at the extremities of the 2 blocks would be constructed on the ground floor only, all others on ground and first floor. The residential area is comprised between 81 and 97 square meters, the tradable surface (including pro rata garage, porches, garden etc.) between 140 and 160 square meters.
The second project also encompasses 2 separate buildings but with 8 apartments (6 & 2 respectively per building). The residential area is comprised between 130 and 190 square meters, the tradable surface between 170 and 260 square meters. Importantly, both projects have been made by well known Tuscan architects to ensure the design is fully consistent with the local environment and building stock. Both projects are fully in line with local authority's requirements and can be amended or changed at any moment without putting the planning permission at risk.

History Borgo Santa Chiara is owned by a afamily that has developed many of the tourist and sports facilities in the Pelagone area including the existing resort and golf course (now owned by a 3rd party).
