“Casale dei Frati” is an ancient stone-house built in the 16th century; it was once the headquarters of a small community of friars taking care of the land belonging to the main convent in town. It was rearranged several times during the centuries, and recently it has been thoroughly restored.
Its peculiar setting, that enjoys a 360° view of rare beauty over the countryside, and the accurate use of materials and furnishings chosen in respect of the original structure, make this place unique.
Casale dei Frati is located at about 4 km from Città della Pieve, with views spreading over Lake Trasimeno, Città della Pieve and Valdichiana; it can be reached via a 2 km gravel road in good condition.
The building is stone-and-brick made, on 2 storeys plus basement and attic floor not habitable.
Being so huge, The house has been split into 5 apartments ranging from small to very large, all with independent access from the very well kept garden, and divided as follows:

“Frateria” is the main part of the house set on most of the ground and first floor levels: on the ground floor there’s a entrance hall, living room with large fireplace, a study room, a bathroom, a laundry and a wide kitchen/dining area. On the first floor are 3 bedrooms with 3 en-suite bathrooms. Stairs from the hall lead to the huge basement area which measures roughly 210 sqm and is composed by some rooms for water filters and a water tank; a large garage, the laundry with independent access, 2 bathrooms, some storage rooms, a cave and a refrigerating room which can be used by a restaurant.

“Il Nido”, sleeps 2 people, on ground and basement level: living room, open kitchen, bedroom, bathroom with Jacuzzi.
“Il Rifugio”, sleeps 2 people, on ground level: living room with open kitchen, bedroom, bathroom.
“Lo Ziro”, sleeps 2+2 people, on ground level: living room with sofa – bed, kitchen with dishwasher, bedroom and bathroom.
“La Loggia”, sleeps 2+2 people, on first floor level: living room with sofa – bed and open kitchen, large high-ceiling bedroom and connecting bath room.

Casale dei Frati is impeccably decorated and furnished; it features hand made cotto floors, timber beamed ceilings, quality bathrooms, double glazed windows. The 4 smaller apartments are being rented out with a decent income (Current weekly rentals vary from EUR 500 to EUR 1.000).

The structure can be used as it is, but can also be reconstructed again into a one single house at a relatively low cost. For example, even by adding “Lo Ziro” apartment again to “Frateria” a restaurant could be installed, enabling those in search for a tourist reception activity to run the place as a bed & breakfast or accommodation with restaurant facility.

The land of property is composed by an olive grove with 400 olive trees, gently sloping towards the pool, which enjoys a great view over the towers of Città della Pieve. On the land there’s also a young orchard.
