Just 15 minutes by car outside Barga, one of the most beautiful medieval towns in Tuscany, lies the area known as Monte Bono, nestled amongst the mountains with spectacular views and river frontage. This country house with outbuildings is in need of renovation to restore it to the beautiful country home it once was with great potential to develop the property to provide several holiday units that could be rented to the ever-increasing tourist market in Barga. In a small community of only four houses it is an oasis of peace and tranquility.
Barga itself is known as the ?Citta d?arte?, a town renowned for its artists and musicians. During the summer months there are art exhibitions and music festivals in all the piazzas, jazz and open air classical music concerts and opera enhance what is already a famous historical site dating back to the 10th century. Barga has remained unchanged and its narrow stone paved streets and beautiful palazzos within the high walls of the medieval town are magical.
Main House The main house is built of stone and is typical of mountain homes in this area of Tuscany. It has five bedrooms, bathroom, a large live-in kitchen with enormous fireplace and a second reception room which could be used as a dining-room or study.
There is a storage room on the second floor which could be converted to a second bathroom. At ground level there are the ?cantinas? which could be converted to extra rooms or used for storing wood, wine, oil etc. as in former times.
The floor area of the house is approximately 240 m2.
Barn and Stable Next door to the house is a second stone building, on two levels which would easily convert to provide two spacious apartments or house an indoor swimming pool.
The floor area of the barn is approximately 140 m2.
Third Building A private pathway leads from the house down to the river, where half way down there is a third building, a small two storey 'capanna?, the land around which could be cleared to provide another summer outdoor eating area completely hidden and private in the midst of the woods.
The floor area of the house is approximately 40 m2.
The property has five hectares of land, mainly woodland that slopes down to the river. This river frontage is one of the great attractions of the property as it provides a peaceful area for barbecues and picnics in the summer months. Below the house there are the usual ?Terrazze?, terraced land that was used by the family for growing vegetables. There are some fruit trees growing just behind the house and close by what was once a large orchard.
There is a restaurant just a 10 minute drive away and Barga has excellent bars, restaurants and shops.
The house has a unique position in a small community of Italian families who have lived there for generations. There are just four homes and a little church on the road and none of them are visible from the house. The nearest neighbour is a ten minute walk away. It is the friendliness and warmth of the neighbours that makes Monte Bono so special.
Major work required. The property is in need of renovation. Utilities are present but would need connecting.
The house has its own water supply from the mountains with a well from which the owners have a legal right to connect the water, it has been estimated that this work can be done for under 3,000 Euros. There is a 1970's bathroom so there was water connected at that time but all the supply tubes will need redoing. Electricity is right outside and just needs to be connected. Specific work required - The house hasn't been lived in for over twenty years. It has been looked at by our architect and the main building is sound but the rear wall is damp and needs to have a damp proof course applied. Stone barn has two side walls which need rebuilding. - Windows, doors and floors replaced or where possible repaired as they are made of beautiful chestnut wood. - Fitting of a new bathroom and kitchen. - Ceilings need to be lined with wood or terracotta tiles. - The beams which are currently painted need to be sand-blasted to expose the dark chestnut wood. - Staircases need to be replaced.
