    15% of the price of the apartment (VAT included) on signing of the purchase contract. The contract will be drawn up within a maximum of 30 days after the reservation fee is paid.

    25% of the price of the apartment (VAT included) within 6 months after signing of the purchase contract or on foundations or whichever comes last.

    60% of the price of the apartment within minimum 15 days before the signing of the Notary Deed.

    Rather than offer property in the two most well known locations in Bulgaria to the overseas property buyer, Bansko and Sunny Beach, we concentrate on several areas that we believe have yet to fulfil their potential.  As any investor knows, location is key to good investment and J&JA cannot see the long term potential in built up commercialised resorts. 












    The Bulgarian property investment market offers some quality property at attractive prices - either already complete or off plan properties. Over the past 18 months, prices have risen sharply, particularly in the main coastal areas, but there is still a long way to go to reach "European levels".   For those wishing to pay the price there are some up and coming very exciting and state of the art developments, a couple of which J&JA can let you have access to.












    Bulgaria's Ski resorts are under constant improvement.  Bansko the newest resort is benefiting out of ski season now due to the new Pirin Golf Course in the Razlog Valley, just a few kilometres away. This is very good news for property owners who have purchased a property to let, as they are not "tied" to one short season and those who have purchased for holiday purposes now see more life and activity throughout the year as visitors arrive for golf as well as other activities.
















    Pamporovo, the southernmost and sunniest ski resort has excellent ski conditions, and stunning scenery.















    Borovets is J&JA's preferred ski investment location.  The Super Borovets project will transform Borovets into a mega ski resort well capable of competing with the Alpine resorts and is central to Sofia's bid for the Winter Olympics in 2014. It involves a total projected investment of €300-400m which will double the existing range of skiing, provide a new snowboard pipe of 1,240 metres and considerably upgrade the related accommodation and leisure facilities.












    There will be two new major skiing areas, linked by a new cable car, which will create 33 pistes and double the total length of the pistes to over 60km. The new cable cars and lifts will be able to transport skiers at the rate of 27,000 per hour which is triple the current capacity.












    River Park 125The project also involves the improvement of the road links and other local infrastructure as well as the development of additional hotel accommodation in Borovets together with new shopping centres, swimming pools, gyms, tennis courts and a wide range of other leisure facilities.












    The first of the three phases comprising the Super Borovets project commenced in 2007 and, combined with Bulgaria's entry to the EU, inevitably resulted in a significant rise in Bulgarian property prices in the area. Prices that are still affordable.  On completion of the project in 2009 Borovets will be the premier ski resort in Bulgaria and one of the best in Europe.
