Management of Tenanted & Self Catering Properties

Having found tenants for a property, a standard lease is drawn up with the tenant paying a deposit and rent in advance. For standard tenancies, the tenant is responsible for the interior of the premises, maintaining the garden the payment of all day to day expenditures (such as gas, electricity, oil, telephone, occupiers rates, water rates, etc.), and the insurance of their personal possessions. The owner is responsible for the fabric of the building, the payment of the cadastre (owner’s rates) and the insurance of the building. Our fee for this service is 12.5% of the rent. Quarterly statements are prepared and income tax implications taken care of where mandatory in law.

Management of Holiday Homes

Our prime purpose is to allow the owner peace of mind. Properties are inspected at least on a weekly basis both internally and externally. This aspect is most important for insurance cover. We do our best to insure that the house is ready, open and clean upon arrival. If required, and given due notice, we will gain a cleaner, order a taxi or hire a car upon arrival and collect laundry at the end of the stay. We will also pay the household bills and gain quotes for any remedial works. Our fee for this management service is £35.00 a calendar month. Quarterly statements are prepared. We request a float to cover the usual day to day running of the house.

No Management – but finding a Tenant

Our fee for gaining a tenant where the owner wishes to manage the property is 5% of the first year’s rent. There is a standard charge of £65.00 if we are asked to set up the initial lease.
