County are always looking for good, reliable tenants.
All residential tenancy agreements are on a six month shorthold agreement, even
on a long term let.
Landlords expect good employment and bank references or accounts (in some cases guarantors may be required).
Some properties are let whilst they are for sale, in these cases tenants are required to give access to viewers at
all reasonable times. All services, council tax and rates are the responsibility of the tenants.
Tenants are responsible to keep the property clean/tidy and in good tenable order.
Tenants are responsible for all minor repairs and any type of breakages or damage inside or out. Only authorised bills for repairs
will be accepted by County.
Good tenants stay with County - we have tenants records going back over twenty years !
A deposit is required in all cases, and is only returnable once County has seen sight of all final bills, and a
satisfactory final inspection has been carried out, it is then only returned to a forwarding address of the vacating tenants within a time limit of two months of vacating.
N.B. THE DEPOSIT CANNOT BE USED AS A RENT PAYMENT.
Fees
Deposit = equivalent to one month's rent (minimum £380.00) plus £200. The £200 is payable before County take up
references and this is forfeit should the references be unsatisfactory or
the applicant(s) withdraw from the let..
Legal documentation = £150.00 plus VAT
One month's rent in advance when signing up tenancy.
Agreement charge of £75.00 plus VAT is payable by applicant(s) upon each renewal of tenancy.
