Superb estate, carefully restored and located in a highly panoramic position, within easy reach from the village of S. Venanzo, just 1 Km away. The elevation is roughly 500 m above the sea level, thus granting an optimal climate for most of the year; as the property is sitting on top of a small hill, the exposition to solar light is all-day-long. The access road leading to the property is a very short white track. A stone and net fence and an electronic gate enclose the lawn surrounding the estate; the lawn is provided with automatic sprinklers and lighting and passed through by gravel tracks and paths. In the middle of the lawn, at 10 m distance from each other, lie 2 stunning old casali, entirely stone-made; the layout of the 2 edifices, fully independent, resembles an L. The two edifices date from year 1570 and have been totally renovated in 2004 in an anti-seismic way: for better protection from raising damps, the ground floors have been insulated from the soil and ventilated; reinforced concrete kerbs run round the whole structure of the houses.
Casale n.1 is on three levels, including the underground floor, for a total surface of 400 sqm. Coming from the entrance gate we encounter a spacious portico (30 sqm) who leads to the interior of the house. On the left of the hall are a small lounge, a very spacious diner and a kitchen opening to the entry portico; a French door in the diner leads to an additional portico, lying on the opposite side of the main entrance, where a large table and a bread oven can be found. On the right of the hall are a bathroom with shower and an enormous (25 sqm) bedroom with en-suite bathroom. An internal staircase leads to the first floor where lie 2 equally enormous bedrooms with en-suite bathrooms. An overhead garage door leads to the basement, a spacious 100 sqm open room with bathroom, provided with all services (plumbing, electricity, heating) and with some openings for getting ventilation and light from outside; this could be a perfect taverna. The boiler room has been realized also in the basement, with a separate entrance.
Casale n.2 has the same surface and is equally on 3 floors. The entrance is from the short side, featuring peculiar arched windows. The hall leads to a study room on the right and to a large lounge with open fireplace straight ahead; the kitchen and a bathroom are near the lounge. The first floor can be reached via internal stairs starting from the hall: here lie 3 gigantic bedrooms with en-suite bathrooms (one with Jacuzzi) and an additional, smaller, bedroom. The basement has the same characteristics as seen in Casale n.1.
The level of finishing of both houses is very high: external doors and gratings are made of forged iron crafted by local artisans, doors and frames are in solid walnut wood with antique-like iron handles, ceilings are made of oak beams and local ‘pianelle’ (terracotta bricks), floors are finished with terracotta tiles and parquet. Every room is served by an air-con system; the electric system of each house has been divided into different sections as well as the alarm system. Each edifice is totally independent as heating, plumbing and electric systems. The owner has recently installed a photovoltaic system with 6 kw of available power, granting full electrical independence to the estate, other than some annual grants from the state; in addition, there are some solar panels on the roof for hot water production.
In the garden, on the opposite side in respect to the entrance gate, lies a spectacular terraced pool, 14x7 m; finished in travertino marble and stone. Underneath the pool is a 40 sqm room housing the filters and the equipment for water treatment and a bathroom with shower.
The private land measures 15 ha in total; apart from the lawn surrounding the 2 houses, the remaining part is arable land and woodland.
This estate is surely suited for a luxury one or two family-villa or for a prestigious tourist-related activity.
