This charming property is set within the inner walls of an old castle dating back to the 11th century, in a paramount and elevated (650 m above sea) location within the territory of Acquasparta. The fortified hamlet is 15 km away from the E45 motorway and just 20 km away from magnificent Spoleto (with fast trains connection to Rome); the area is dotted with old convents, castles, monasteries, mills and is undoubtedly beautiful and unspoilt.
Some inscriptions found in the nearby Roman ruins of Carsulae suggest that this settlement was existing with the same name during the Roman age. The first historical records reporting the existence of the castle date from the 11th century; it was one of the first fortresses of the Arnolfi family, being also their headquarter in the 13th century. No big alterations have been made to the structure of the castle, in years; nowadays, the fortified hamlet keeps unaltered it original layout, with a rectangular shape and towers at the 4 corners.
The building for sale is fully detached on the four sides and sits right in the middle of the fortified hamlet; the main entrance opens to the square of the church (12th century). Its foundation likely dates from the 11th century, as the rest of the castle; it thus have a high historical importance, despite not being protected by the Ministry of Cultural Heritage.
The edifice is structurally sound in its load bearing walls, roof, ceilings, concrete slabs; it has gone through some restorations in the past 2 decades: some rooms still feature exposed beams on the ceilings, while for the most part genuine ceilings have been replaced with a concrete – and - brick structure. Finishing works needed include floors, installations, rendering, doors, windows.
The building, featuring a magnificent stone-exposed façade and peculiar buttresses, lies on 3 storeys. The lower floor (180 sq m circa) can be accesses via an alley or from the backyard; it comprises several rooms currently used as cellars and storages, who can be also converted into a proper house. This floor is linked to the above storey via a staircase. The first floor has 2 main entrances from the square of the church, one featuring a genuine arched opening. At this level (180 sq m circa), are 4 wide rooms and a smaller one; on the second floor, connected via internal stairs, are additional 3 rooms. On the outside, on the far side of the house, there is a 100 sq m private courtyard, accessible from the ground floor.
This property is definitely suitable for making 2 or three apartments, an artist’s atelier, a B&B, a restaurant or else.
