We are running our Hacienda Los Andes as a lifestyle – company. The Lodge is open for guests 8 months a year, the other 4 months we use to travel around. Of course one could even increase the company’s rate of returns, but for us freedom and spare time is much more important than money. Every year we can prove a raising of the returns, also because every guest is registered with his personal address and takings for the Hacienda. The annual rate of returns, all expenses, registered exactly, is 13 %. As the owner you hardly have any costs of living, because all normal costs as food, housing, electricity, water, car, etc… are included in the expenses of the company and can be put down until 100 %. In our region you have 310 days of sun in a year, and after the take over of the new owner we keep on living approx. 3 km away from the Hacienda – no wonder if you have a look at the photo on the right – we don’t want to leave this marvelous place! The new owner can earn money immediately – from the first day on - far away from any stress. The newly erected Lodge Los Andes is situated on a 150 year old hacienda and lies amidst the unspoilt nature of the Chilean Andes. The gorgeous land of 500 hectares (1.2 mill acres) stretches out between the banks of Rio Hurtado (ca. 2.5km/4 miles of river banks) and the summit of the Cerro Gigante (2450m/8160ft).Only a few hectares of the land are used for agriculture. The large rest is a national park which constantly invites to be discovered on foot. There are hiking trails through the unspoilt landscape of the Andes, on which you come across cactuses, river banks, gorges and sumptuous meadows. The buildings of the hacienda – stables, barns, working quarters, owner's house and guesthouse – are surrounded by palm trees, colorful bushes and gardens. The lodge was built in 1999 to 2000 according to European standards of architecture, with a lot of wood and natural materials, clay roofing tiles and wall paintings to create an exclusive atmosphere. The estate has got all modern conveniences (electricity, drinking-water, biological sewage treatment, central hot water supply, central heating for all rooms, internet, telephone).On the construction site with its more than 1000 square meters, there are the owner's house with garden, the elegantly styled Hacienda Lodge with 6 guest rooms (all with en-suite bathroom and facing the palm tree garden), sauna, whirlpool with a view over the Andes and also corresponding common rooms – e.g. restaurant, also called "Comedor"- with its own bathrooms and an open fireplace, all in rustic colonial style. The spacious and professional kitchen contains a store-room, cellar, dining room for staff and toilet. Furthermore, there are sufficient and well equipped stables for the horses, tack room, training paddock, wine production room, garage for car and tractor on the estate. The guests come from all parts of the world in order to enjoy the magnificent landscape and the healthy climate in an exclusive environment. The turn-key-business Lodge Los Andes is in full working order at the moment. Guests are welcomed there every day. The business will be handed over ready for immediate occupancy, fully furnished (e. g. with first-class trained horses) and 100% ready for operation, including a complete saddle chamber with 12 saddles, well trained horses, workshop, tractor with devices and trailer (almost new), the hacienda's entire furnishing (kitchen: dish washer, fridges, food processors), complete furniture of all rooms, bedding and the entire hotel equipment. Of course, the hacienda's team, who works well together, comprises a gardener and farmer, an expert on horses, room maids and cooks. They are interested in continuing their work at the hacienda. The manager-couple is also willing to work for the new owners for a longer period. The new owner can immediately – without any restrictions– work and live at the hacienda and earn money. The Austrian/German manager-couple runs the Lodge themselves, they have been familiar with Chile for more than 13 years and want to sell the Lodge for private reasons. In the future, they will breed and train criollo horses nearby. Foreigners can legally set up a company in Chile immediately and acquire land and title completely in their name. The company's current auditor (speaks German and Spanish) is willing to deal with all the paperwork with a notary and to continue to work for the new owner. The buyer should of course employ a notary to supervise all actions. For reasons of confidentiality we do not make any statements about the real turnover and earnings on the internet. Information about location and region The Little North: „Norte Chico“ Offers unspoilt, wonderful landscapes, which can rarely be found nowadays Chile Chico, the Small North – as is also called the 4th region - is situated only 500km north of Santiago. Aircrafts from Santiago arrive three times a day in La Serena, the well known spa resort on the Pacific, with a flight time of only 55 minutes. The 4th region has got a coastline of roughly 450km and an endless strip of the Andes, with summits of an altitude of almost 5000m. The valleys are enormously fertile, which is why this area is Chile's main producer of grapes, citrus fruits, figs, nuts and avocados – these products are exported worldwide. Concerning safety, everything is alright here, as the statistic of guests shows: More than 65% of the guests are female, many of them traveling alone. The northern Chile's "pisco" is famous all over the world. It is a clear, natural brandy which is distilled from grapes of the local sunny wine gardens. In autumn and winter on the northern hemisphere, the main traveling time here begins in a mild, dry climate from September to May. The blue Pacific with its fishing villages is as much part of the region as remote valleys, endless walking paths and the silence of the Andes, with condors flying above. Pisco de Elqui, very near valley Rio Hurtado and our lodge, is a well known resort in the valley of the same name. In this green valley, only 120 minutes away from the Lodge Los Andes by horse, on the historical Inca-Trail, there is one of the best preserved American-Indian ceremonial places in the north of Chile. More than 40 rock paintings are the last witnesses of the ancient Indian culture of the Diaguitas. They owned gold mines which later also lured the Incas into the Hurtado valley here in the north of Chile. They introduced an irrigation system, a labyrinth of canals, which also the Spanish used for their purposes in the 16th century and from which the farmers still profit today.The Spanish followed the Incas' old trade path, known as Inca-Trail, upstream the Rio Hurtado and further across the Andes. They called the pass "Linea Santa Rosa" and even today, like hundreds of years ago, thousands of animals move with their herdsmen on this trail from Chile to the summer meadows in Argentina. The community of Hurtado has only got 250km/ 400 miles of car tracks but animal trails that are thousands of kilometers long and on which the locals – just like the guests – travel on horseback. Of course, and that is nice, a lot has changed beside the traditional life. Hospitals, schools, community centers, renovations of the villages and the democratic development reflect the "new Chile". Thus visitors find in Chile's 4th region a mixture of old Chilean culture and ideas of life in the new millennium. The hospitable people who one can encounter here are small farmers, herdsmen, craftsmen and animal breeders. They live in small villages surrounded by huge, colorful massifs, the semi-deserts, the wide Sierra and the steppes. The blue sky shines more than 310 days per year. Selling information: As the new owner, you can take over the good businesses from one day to the other and continue them. At the beginning, the owners will be pleased to help you with everything. Even later, you are welcome to ask the old owners for advice, as they will live in your neighborhood. On request, the managers, a German couple, who run the Lodge by themselves for 5 months a year in the owners' absence, will also give you a hand. Manuela has spent thousands of kilometers traveling through the Andes on horseback and has got more than 20 years' experience in horseback riding. Apart from Europe and Chile, she has travelled through Mexico, Honduras and Guatemala on horse. Investments, taxes and Visas: With the help of a notary every foreigner can legally buy land, property or companies without a visa or permanent residence in Chile, just like in Europe or the USA. Neither a permit nor a stay in Chile is necessary for this. In this case a limited company (ltd.) must be founded. This is possible with the usual visa for tourists and takes ca. 3 weeks. Or you found a private company in your name. For this you first need a residence permit, which is issued after ca. 3 months to every applicant who has invested in Chile, e. g. by buying real estate etc.Imports and exports of money, e. g. earnings in foreign currency and private money such as US dollars, are legal to an unlimited amount. You can have an account in US dollars in Chile or abroad – this is perfectly normal. Foreigners who invest in Chile can apply for a residence permit immediately. Usually a visa is issued for one year. After having resided with a visa for two years, one receives the permanent residence permit. Prices: In Chile, VAT (Value Added Tax) of 19% also applies on products of tourism. Income tax for tourism companies of this size is between 4 – 7 % per year. Property tax is at US$ 220 per year. Vehicles, petrol, food for one's own needs and cost of living can be written off by 100%.The couple who owns the Lodge has lived in Chile for more than 15 years and has run the Lodge since 2001.
