Olive mill with barn located just 7 km from the beautiful walled town of Lucca and 1 km from the centre of the Ponte a Moriano.

Olive mill
The mill has been partially been restored. The roof is new with a insulation of isotec, new chestnut cross beams and original terracotta bricks, new ceilings, externally plastered, door and window surrounds in Bedonia stone.

Internally the original mechanisms of the olive mill still remain. The floor area of the mill is 330 m2 and it is on three floors with the ground floor having double the volume of the other two floors, making the ceilings very high and the area light and airy. All services are present and are independent of the other building.

The Barn
Completely renovated hay barn. The external structure has been strengthened and reinforced, the roof insulated, damp courses added. Internally the barn has been finished using high quality materials under the direction of a local architect. The floor space of the building is 110 m2 and is on two floors. On the ground floor there is a 'winter garden', the living area, large kitchen and storage space. On the upper floor there are tow double bedrooms and large bathroom.

Land
The property comes with 5,200 m2 of land which is crossed by a pleasant stream whose banks have been reinforced in local stone. The woodland around the property has also been well managed using ecologically friendly techniques. The land was worked as an olive farm and vineyard but ceased production around 50 years ago. There are also fruit trees and protected tress such as centuries old oaks. There is an option to buy a considerable amount of additional land if desired.

The property consists of an irrigation pond (22 m x 7m) used by the olive oil mill. The pond is perfect for conversion into a swimming pool
