This charming house is full of style and originality. It is not one of the many traditional Umbrian- Tuscan country-houses, nor on the inside nor on the outside. Beautifully set in an exquisite countryside, plunged in a lush vegetation and not far from Montegabbione (4 km), this estate surely has character and is definitely suited for living all year round. The A1 motorway Fabro is just a 10 minute drive; shops, schools and facilities can be found in the small but cosy Montegabbione.
The property covers circa 6 ha and can also be bought in association with s285, which rises quite close to Casale Brusciano. The estate, though not currently lived in, is in a very good condition, in need of just some minor maintenance works. It underwent a full renovation in late 90s, when the current owners acquired the old farm, in a derelict state. Where still existing, the stone walls of the old structure have been retrieved and restored, while the collapsed part of the old casale has been rebuilt in a different material. The architect has tried not to make a replica and to differentiate what is old from what is new. The outcome is very nice-looking and peculiar; even eave-gutters are different from the usual ones, as well as windows and chimneys.
The most striking feature of this grand villa is certainly the magnificent lounge, which covers nearly 70 sq m. the contrast between the modern basaltine floors and the old bricked cross-vaults is incredibly beautiful. The lounge also has a scenic fire-place and opens to a panoramic terrace, great for dining al fresco. The remaining part of the ground floor houses a modern and spacious kitchen, fully equipped, a wide bedroom – study room, a bathroom with shower and the boiler’s room. A design staircase leads up to the first floor where lie 4 bedroom, a study-room, 2 bathrooms (one en-suite with bathtub) and a huge dressing room. Wooden hard boards have been installed all over the first floor; they now need some easy rubbing and varnishing. Doors and windows are massive wooden (Douglas wood). Bathrooms have marble sinks and tiles, with spacious showers. Overall, the house has a superior finishing. All systems are up to date and properly working: the boiler is LPG fed (in-ground tank in the garden) and the heating is sectional.
At approximately 20 m from the main house, rises a detached outbuilding which consist of a giant garage and, on one side, of a kitchenette and a portico for barbeques; a bathroom with shower has also been created aside the portico. The outbuilding is underground on the back side and a nice terrace for sunbathing has been created on its roof. The 6x12 m pool stands nearby, in the proximity of an olive grove. A large lawn, with footpaths surrounds the house, while the remaining part of the land mostly comprises woods.
