“Casa Sardi” is a typical ancient 19th century Tuscan stone-house. It has been thoroughly restored and converted into a large luxurious holiday home which is currently available for short term rentals.

Its exceptional setting, on a hill top in the middle of a big landscaped private Tuscan park with over 100 years old pine trees and 360 degree views overlooking Valdichiana, Monte Cetona and the medieval town of Cetona itself, as well as the perfect external state the structure is in, make this place unique.

Casa Sardi is located at about 4 km from the wonderful town of Cetona and close to well known Tuscan wine areas as Montepulciano and Montalcino; it can be reached by a 3 km white track in good condition. The nearest exit to the A1 Rome – Florence is only 7 km away, where both cities are within 130 km reach. The highway itself can be seen and heard slightly from the swimming pool area, but is not disturbing.

The building is stone and brick made, on 2 storeys plus habitable attic floor (‘mansarde’). Inside the house is in a good state, but needs some modernisation.

At the ground floor the former stables with its typical arches have been carefully converted into habitable spaces, thanks to thick walls warm in winter and comfortably cool in hot summer periods. Here you will find a very spacious (70 sqm) living room (‘salone’) with rustic fire place. Next to this room there is a separate large billiard room. A hallway connects the living room with a small (bed) room, a separate small bath room, staircase as well as a big kitchen (+/- 36 sqm). At the front of the house two separate storage and one technical room are located.

The first floor consists of two living annex dining rooms, 3 bed rooms, one bathroom with bathtub and another one with shower. In one of the living rooms a spectacular huge antique fire place can be found. This room also gives access to an external oven and staircase leading back to the ground floor.

The second floor hosts another bed room with separate toilet. All the services are hooked up and perfectly working. Biomass and LPG heating system, Sat TV.

In front of the house a big sun terrace is positioned as well as a separate roofed terrace area. The large park is landscaped with lawn everywhere and full of very old trees. Behind the big structure a staircase leads to a huge lower positioned sun bathing plateau with a swimming pool (14 x 7 m). The pool has a technical room, storage room, shower and toilet. A bit further down a private road surrounding the estate you will be able to find a unique old to be restored wine cellar.
