  • 84 FREDERICK CRESCENT, PORT ELLEN, ISLE OF ISLAY PA42 7BG

Situated in Port Ellen, the gateway to Islay, No.84 commands fine views across the bay and harbour to Carraig Fhada lighthouse and the Mull of Oa. The ferry comes and goes two or three times a day according to the season, and is a mere 400 yards across the bay, and no more than a seven minute walk away. The rebuilt Islay Hotel is nearing completion and will be up and running in 2009. The village is served by the local Co-Op and another two general stores, as well as an optician and gift shop. There is another hotel, The White Hart which was fully refurbished last year with public and lounge bars, restaurant and coffee lounge as well as two other bars in the village. There is also a post office and a fine primary school. The airport which has either two or three flights a day depending on the weather and the season is just four miles away and a short flight to Glasgow. Bowmore the `capital' is ten miles away by either the `high' or `low' road. Kilnaughton Bay and beach is just one mile or so from the village and provides a beautiful sandy beach, safe for all the family, and for those prepared to walk on to and past the lighthouse at Carraig Fhada there is another truly beautiful and safe beach at the Singing Sands.

Port Ellen is very much a working village with the maltings on the edge of the village and three world famous distilleries Ardbeg, Lagavulin and Laphroaig within three miles. It is the main ferry terminal and largest harbour on the island with fully serviced mooring pontoons. There are also two churches and the `cyber café' for younger people with full internet facilities and pool and other games, as well as a café for snacks and meals open to the public.

The house is granite built and was erected in the late 1800's. In recent years it has been fully dry lined and has low cost white meter electric heating throughout. The windows are timber and double glazed, excepting the kitchen to the rear of the house which is part of an extension built several years ago. Downstairs there are two public rooms, although it is fairly common practice in the crescent to use one of the downstairs rooms as a bedroom and to have a living room upstairs to get the full benefit of the views across the bay. Upstairs there are two main rooms and the bathroom with a walk in shower. There is also a small bedroom or bow room next to the bathroom. The hall, both downstairs and upstairs, is fairly wide and there is scope for change in the layout of the building.

    Accommodation comprises:-

    Downstairs

Room 1 9ft 7ins x 15ft 10ins Double window to front and entrance to kitchen/breakfast room. Large open fireplace with cast iron stove complete with back boiler for hot water.

Room 2 11ft 9ins x 15ft 11ins Double window to front and single to rear.

Kitchen 9ft 6ins x 9ft 5ins and 12ft 9ins x 9ft 8ins Divided into 2 parts with an eating area at one end. Loads of cupboards and door leading to the garden. Two very large windows either one of which would easily convert to French windows to the garden.

    Hall 15ft 7ins x 6ft 2ins Stairs to upper floor

    Upstairs

Bedroom 1 12ft 2ins x 16ft Double window to front with view across the bay to the harbour and Mull of Oa. This room also has an attractive fireplace with a coal effect fire in place which can be easily lifted out to leave an open fire.

Bedroom 2 9ft 10ins x 16ins Double window to front with view across the bay.

Bedroom 3/Boxroom 9ft 4ins x 8ft Single window looking out over the garden.

Bathroom 9ft 4ins x 4ft 9ins White suite with double size walk in shower.

    Upper Hall 6ft x 18ft 4ins

Attic with water tank and storage space.

There is a garden to the rear of the property, approximately 35ft x 40ft with a close giving access to the street. It would be very easy to enlarge the garden gate to give off street parking. The garden is sunny for most of the day in summer, and the front of the house is sunny all day.
