Evlogievo is a nice and quiet village located in a picturesque canyon (in ancient time this used to be a bottom of a sea), and nearby two rivers: Danube River and Osam river. This makes it a very attractive place for people looking for silence, peace and a complete respite, and also for fishers and hunters, because of the two rivers and the dam-lakes in the area.

Evlogievo is one kilometer away from an International Transit Corridor connecting Romania through the Danube river and The Pass of the Republic (the biggest pass in the Balkan Mountain) and leading to the South neighbours of Bulgaria- Turkey and Greece. Recently a ferry connecting Romania with the Bulgarian port Nikopol was put into operation, and the road from Nikopol to the Balkan Mountain was completely rehabilitated, so this gives Evlogievo very communicative and strategic position. And at the same time it remains one kilometer away from the main road and the silence there could not be disturbed.
The village offers all the basic utilities like post-office, a pub, shops, cafes, bus-stop, etc.

On one of the natural uplands of the village is located the property shown. A single storeyed, solid, brick-built house, in overall good condition. It comprises of three big rooms, a corridor, and a kitchen. As there is plenty of space, an inner bathroom could be easily built-in for more comfort of living.

Attached to the main house is a smaller auxiliary building- the so called „summer kitchen“. It could be used for its original purpose (a kitchen), or it could be easily transformed into anything else (additional living area, playing room, work shop, BBQ area, etc.)
Yet there is an attic with the same floorage as the ground level, which gives an unique opportunity of turning it into additional living area with its own bathroom for example.

As most of the rural houses in Bulgaria this one also has a big cellar. It could be used by its original purpose (as a storage) or could be transformed into a nice authentic tavern or a winery for example.

Outside the house is the yard. Beautiful view to the surroundings is showing from it. Spreading over 1800 sq.m. of land it provides plenty of opportunities. An excellent idea is building-in a nice swiming pool for example. For the beauty of the yard are contributing lots of fruit-trees and some walnut-trees.

Most of the bulgarian rural houses are offering lots of farm-buildings. This one also does. These farm buildings could very well be used by their original purpose, or could be easily transformed into anything else (additional living area, playing room, work shop, BBQ area, etc.).

A big advantage of the property is the presence of a brand new, big concrete garage. This makes parking and preserving a car from the weather conditions so much easier.

Water and electricity are connected to mains, Cable TV and Internet could easily be provided.
The house is in overall good condition, but would naturally need some renovations for more comfort of living

The District

Pleven Region encompasses the central part of the Danube Plain and a section of the fore-Balkan Mountains. It is bounded by the regions of Vratza, Lovech and Veliko Tarnovo and north by the Danube River.

Pleven Region is a well-developed agricultural region. There are deposits of natural oil and gas near the town of Dolni Dubnik and the village of Gigen. The most important water resources in the region are the Danube River and its tributaries, the Iskar, the Vit and the Osam rivers. The region provides excellent conditions for ecotourism and balneology.

There are more than 450 archaeological and cultural sites, approximately 215 memorials of the Russian-Turkish Liberation War of 1877-1878. Life in the region can be traced for several millennia back into the past: remains from the Palaeolithic Age near the village of Muselievo; remains from the Chalcolythic Age near the villages of Telish and Todorovo, in the forest preserve Kailaka; etc.

The largest Thracian treasure dated back to the 16-12th centuries BC was discovered in 1925, in the vicinity of the village of Vulchitrun. It consists of 13 vessels of solid gold and weights a total of 12.45 kg.

A copy of the artefacts can be seen in the History Museum in Pleven, the original artefacts are kept at the National Archaeological Museum in Sofia.

The Romans constructed roads, roadside transit stations and fortresses throughout the region; the ruins of the ancient Roman fortress of Ulpia Escus can be visited near Gigen. Tsar Shishman’s Fortress in Nikopol reminds of no less turbulent period of the Middle Age.
