Avène-les-Bains is a hot springs resort in the south of France, situated in the 'Parc Naturel du Haut Languedoc', a mountainous area of the Languedoc. Founded back in 1743, Avène had a capacity of 1920 patients in 2002, and has grown to now accommodate 4000. It is within this context that the “Les Naiades” complex is proposed, set opposite the treatment centre, and unique in a 10 mile radius. It will propose one and two bedroom accommodation along with sports facilities, in particular, a swimming pool and tennis courts. In addition, there will be a bar and large terrace with views across the pool and neighbouring countryside. Secure parking is provided. The area offers endless options for hikes and visits - the lakes of Avène, Salagou and Laouze, the cirque de Navacelles, the Héric gorges and high limestone plateaux of the Larzac, and the cellars of the famous Roquefort blue cheese are just a few examples. Avène can be reached from the regional capital of Montpellier in 80 minutes, from Béziers in one hour, and is one and a half hours from beaches. “Les Naiades” is a full leaseback program, and is thus eligible for a VAT refund. The rental yield is 4.5%.
