About Cherokee Village
Cherokee Village is located in Arkansas – straddling the border between Sharp County and Fulton County. The area is in the Northern part of the state, and neighbouring Missouri is only a few minutes drive away to the North. The community currently houses mostly families and retirees, with a growing population from all across the United States. The town has a village centre with convenience stores, medical facilities, restaurants and community centres, where residents and tourists have a great opportunity to socialize and get to know each other better. Getting There
There are a number of ways to reach Cherokee Village, both by air and by road. By car, you can reach the area via Interstate 30 (from Texas & the South) and Interstate 40 (from the East and West, primarily Memphis, TN and Oklahoma) There are many local state maintained roads connecting the town to Hardy, Highland,
Batesville and nearby larger towns and cities as well as Missouri. The nearest large cities are Little Rock (1h 30min) and Memphis (1h 45min) although there are many towns with a population of around 50,000 in the local area such as Batesville, Hardy and Branson, MO.
The nearest major airports are at Little Rock, Memphis, Branson, St Louis and Dallas Fort Worth. (Nearest airport with direct flights to London) The area has always attracted a lot of tourists duringthe summer, but has also recently started to attract large crowds as early as during spring break.(February-early March) Most of these tourists are predominantly driving from the nearby states such as Texas and Oklahoma.
They are primarily attracted by the same things as the people who decide to become full-time residents –
they come to enjoy the fantastic lakes and beautiful scenery, as well as enjoying the quaint little towns and

Homes Exit Strategies
There are a huge variety of homes available for you to choose from at Cherokee Village. You can decide on anything from a manufactured home (prices from $40 per square foot) all the way up to a custom made, site built property. !
Our recommendation, while entirely up to you, would be to purchase the land now, and within 3-5 years start to look at building a home.
A “standard” site built home would generally cost around $80 per square foot, making the cost of a 1,200 sq.ft home just less than $100,000. Also – remember that once you own the land, construction finance is usually available up to 80%, sometimes even more!
When investing in land, there are primarily three exit strategies that can be used, and all three of them apply at Cherokee Village:
Knight Knox have assigned local realtors that are willing to work with you and advise on the best way of maximizing returns on your investment, and they can assist you with both rentals, new-builds, and resale of your lot. We can of course also recommend local tradesmen and mortgage brokers – the usual rule of thumb is that if you own the land free & clear, you can borrow up to 80% of the construction cost, sometimes even more!
The first option is to rely on capital appreciation, and simply holding on to the lot before reselling it to the “end user”, who is looking to construct a home on your lot. This strategy would work very well at Cherokee Village as our lots are available to be purchased below “fair” market value, as well as capital appreciation is expected to be significant over the next 5 years.
The second option is to take advantage of the great construction margins in Arkansas. Over the last few years, margins have been consistent at 25-30%, and we would be able to recommend you a number of local building companies who could assist you. Homes are available for anything from $40/sq.ft up to a custom made high-end home for $150-$180/sq.ft. Simply by building a home using the above strategy, you should be able to achieve a 30%+ profit on your investment, and that is before we take into account the appreciation in land prices!
The third option is to use the above construction margin to build a home that can be used for both summer (short term) rentals, and long-term (year round) rentals. A manufactured home of 1,200 sq.ft will cost roughly $60,000 to build, and is expected to rent for somewhere around $500 per month – giving you a gross yield of 10%.
How do you buy a plot?
Once you have discussed and chosen a plot, seen or unseen, you can make a reservation payment and the plot is taken off of the market and then, as legal title is passed to you, you pay the balance which can be spread into short term payment plans, and then complete. You then own the land in full and can chose to build now or in the future, or sell on as prices rise to make a profit.

Is this purchase safe and easy?
